Privacy Policy
Your privacy, taken seriously.
How we collect, use, store, and protect your personal information — in plain language and in line with Canadian privacy law.
Effective October 2026
1. Who we are
This Privacy Policy applies to Healthcare Practice Financing (healthcarepracticefinancing.ca), a desk of Mortgage Guru Financial, and to Ramin Hallaji-Dezfouli as a licensed broker — in British Columbia under Mortgage Guru Financial (BCFSA), and in Alberta under Dominion Lending Centres A.I.M.I. Collective Mortgage Group (RECA). Together we are referred to in this policy as "we," "us," or "the desk." We handle your personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and British Columbia's Personal Information Protection Act (BC PIPA).
2. What we collect
We only collect personal information you choose to give us through this website. Depending on how you get in touch, this may include:
- Contact and inquiry details: your name, email, phone number, and anything you choose to tell us about your situation, property or file.
- Technical data: basic device and browser information and IP-level metadata, used for security, spam prevention, and keeping the site running.
- Cookies and local storage: a small number of essential entries are always used to make the site work: your display and reading preferences, form security, and your cookie choice. Two other things can set cookies, both described below: our hosting platform's visit counter, and Google Analytics, which runs only if you accept it. We set no advertising cookies.
- Visit measurement: our hosting platform records anonymous, aggregate statistics: which pages were viewed, roughly which country a visit came from, the device type, and whether a visitor arrived from a search engine. To tell one visit from the next it sets one cookie, session-id, which holds a random number, lasts 30 minutes and works only on this site. It holds nothing that identifies you personally, and because the hosting platform sets it, the cookie choice on this site does not switch it off. It is how we know which pages and tools are actually useful.
We do not collect your SIN, banking credentials, or sensitive financial documents through this website. Anything required for an actual mortgage application is collected separately through secure, regulator-compliant lender and brokerage systems — not this site.
3. Google Analytics (only if you accept)
If you accept analytics in our cookie banner, Healthcare Practice Financing also uses Google Analytics, a measurement service run by Google. It shows us which pages and tools people open and how they move around the site (for example, how far down a page they scroll and which links they follow), how long visits last, roughly where visits come from (country, region or city), what kind of device and browser was used, and which website or search brought the visit. We use it only to learn which pages help people, so we can improve them.
Google Analytics does not load, and sends nothing to Google, until you accept. If you reject it, or never make a choice, it never loads.
When it runs, it sets two cookies in your browser:
- _ga: lasts 2 years. It tells one visitor's browser from another using a random number.
- _ga_ followed by a short code for this site: lasts 2 years. It keeps track of the current visit.
Some browsers delete these cookies sooner if you do not come back. Google says the _ga cookie is unique to each site that uses it, so it cannot be used to follow you across unrelated websites.
What Google receives: the address of each page you view, the page you came from, basic information about your device and browser, and your IP address, which Google uses to work out roughly where the visit comes from. Google says Google Analytics does not log or store IP addresses. We never send Google your name, email, phone number, or anything you type into our forms or calculators. We have also told Google not to use what this site sends for advertising: Google signals and ad personalization are switched off. Google processes this information for us, on its own servers, which may be outside Canada. Google explains how it uses information from sites like ours on its page How Google uses information from sites or apps that use our services.
How long it is kept: Google keeps the details of each visit for the period we set in our Google Analytics account, at most 14 months, and then deletes them automatically. Totals in our reports, such as how many times a page was viewed, are kept.
Changing your mind: choose "Cookie preferences" at the bottom of any page, then "Reject non-essential", or turn Google Analytics off and save. Google Analytics stops straight away, in every tab you have open on this site: it sends nothing more, it does not load on the pages you open after that, and we delete its two cookies from your browser. Visit details sent before you changed your mind are kept as described above; to ask us about them, see "Your rights". You can also block Google Analytics on every website with Google's opt-out browser add-on.
4. How we use it
We use your information solely for mortgage business operations, including:
- Responding to your inquiry and following up about your file;
- Providing mortgage brokering services through the appropriate licensed brokerage — Mortgage Guru Financial in British Columbia, Dominion Lending Centres A.I.M.I. Collective Mortgage Group in Alberta, DLC AIMI Collective Mortgage Group in Ontario, or the Dominion Lending Centres national desk and the licensed brokerage it places the file with in other provinces, with Ramin on the file throughout;
- Meeting our legal, regulatory, compliance and recordkeeping obligations under PIPEDA, BC PIPA, BCFSA, RECA and FINTRAC rules;
- Keeping the website secure — preventing spam, abuse and unauthorized access.
We do not sell your personal information, and we do not share it with third parties for their own marketing. It is collected, used and disclosed only as described here — including where a licensed brokerage or service provider is required to handle your application, such as the licensed brokerage that places and funds a file outside British Columbia and Alberta.
5. Where it is stored
Form submissions are stored in our managed backend, encrypted in transit (TLS/HTTPS) and at rest. Access is restricted to Ramin Hallaji-Dezfouli and authorized brokerage staff who need it to serve you. Data may be processed on servers inside or outside Canada by our infrastructure providers; in all cases it remains subject to this policy and to Canadian privacy law.
6. How long we keep it
- Inquiries that do not become a file: kept up to 24 months, then deleted or anonymized.
- Mortgage clients: retained for the period required by BCFSA, RECA, FINTRAC and lender agreements — typically 6 to 7 years from the last transaction — then securely destroyed.
- Security and access logs: short-term retention for fraud prevention and audit purposes.
7. Your rights
Under PIPEDA and BC PIPA, you have the right to:
- Ask what personal information we hold about you;
- Request a copy of that information;
- Ask us to correct information that is inaccurate;
- Withdraw consent or ask us to delete your information, subject to our legal and regulatory recordkeeping obligations.
To make any of these requests, email ramin@mortgageguru.ca. We will respond within 30 days, as required by law.
8. Security
We use reasonable administrative, technical and physical safeguards, including HTTPS encryption, access controls, server-side input validation and anti-spam measures. No system is perfectly secure — if we ever become aware of a privacy breach that creates a real risk of significant harm, we will notify affected individuals and the Office of the Privacy Commissioner as required by law.
9. Children
This website and our services are intended for adults (18+). We do not knowingly collect personal information from children.
10. Changes to this policy
We may update this policy from time to time. The effective date at the top reflects the most recent revision, and material changes will be highlighted on this page.
